Porto has been the answer every time Lisbon comes up in conversation. More affordable, more authentic, less crowded. That reputation has held for years, and it is why so many expats have made the move north.

But something is shifting. And if you are planning around Porto's old price points, the 2026 numbers will surprise you.

I published a new video yesterday that breaks it down properly.

The gap is narrower than most people think

Porto runs about 26% cheaper than Lisbon on rent. That is the headline number and it is accurate. But when you look at groceries, restaurants, and day-to-day costs, the difference almost disappears. Lisbon restaurant prices are only about 7% higher. Groceries are barely different at all.

Porto wins on rent. Everything else is roughly the same. That changes the calculation.

Where Porto still works and where it does not

For a single person outside the city centre, total monthly costs in Porto run roughly €1,400 to €1,750. That is still meaningfully cheaper than the equivalent in Lisbon. For a couple outside the centre, you are looking at €1,850 to €2,480 a month, comfortable on a combined income of €3,000 to €3,500.

The city centre is a different story. A one-bedroom there now runs €900 to €1,200. The neighbourhoods people want are getting expensive. The affordable Porto is in Bonfim, Paranhos, Matosinhos, and Gaia, not in the postcard areas.

The alternatives most people miss

Two cities worth knowing before you commit to Porto.

Braga is 55 kilometres north. A one-bedroom runs €600 to €800. University city, growing expat community, solid infrastructure, and a beautiful part of northern Portugal. If you do not need Porto's specific cultural scene, Braga makes a strong financial case.

Póvoa de Varzim is 30 kilometres north, right on the Atlantic. Metro connection to Porto. One-bedrooms starting around €700. Beaches. A genuinely Portuguese town without the tourist density of central Porto. If your life runs remotely and you only need Porto a few times a week, it is worth looking at seriously.
